A Good Start to Enhancing the Town’s ‘Specialness’
At its May council meeting, the Town of Brome Lake announced that it has commissioned architectural guidelines to assist decision-makers and builders in designing new structures that complement the town’s unique identity. The guidelines are expected to be finalized by the fall.
This is a welcome and necessary step toward ensuring that new construction enhances—rather than detracts from—the charm and Loyalist aesthetic that define the town. In recent years, several construction projects have upset residents due to their stark contrast with Knowlton’s heritage character. Lacking landscaping and architectural cohesion, these developments have been criticized as visual blights. This initiative should have happened months, even years, ago—but it’s never too late to do the right thing, and council deserves credit for moving forward.
Comprehensive housing design guidelines are essential. These should reflect the Knowlton aesthetic and require new construction to respect the town’s distinctive character. This likely includes specifications for architecture, rooflines, balconies, windows, siding, landscaping, property frontage, and parking. No building permits should be approved without these details in the plan. This isn’t about more bureaucracy—it’s about having a clear vision and efficient implementation.
While Brome Lake already has zoning regulations, the current patchwork approach is overdue for a thorough overhaul.
The town’s quaint ambiance is a cornerstone of its economic vitality and community identity. That charm should be at the heart of all development—residential, commercial, and even luxury—as the community continues to grow and change.
It’s entirely possible to establish aesthetic guidelines and effective zoning without creating burdensome red tape. It requires creativity and political will.
This is a promising beginning.
Developers Should Respect the Rules
Council deserves credit for its decision to halt construction at the multi-apartment site opposite the IGA, known as Jardins Lac-Brome.
The developer originally received a permit based on plans to build several apartment buildings in accordance with zoning regulations. However, construction proceeded in clear violation of those rules—specifically, by building more units than the eight permitted. In July 2024, the town granted conditional approval to continue, but only if specific requirements were met.
As of Tempo’s press deadline in May, those conditions had not been fulfilled, and the Town of Brome Lake rightfully withdrew all permissions for the project.
The town should stand firm. While there is certainly a need for quality housing—though some may question whether this particular development qualifies—it should never come at the cost of allowing developers to disregard local regulations.
Upholding the rules matters. So does fairness and respect for the community’s vision.
